EXPANSION GOALS GENERATE INTEREST IN SUPERIOR ASSETS


Think of Harwood International as an asset manager for a collection of opportunity funds/partnerships supported by trained and seasoned real estate specialists. New investment and development opportunities are presented to a Transaction Committee who will prioritize accordingly to deadlines requirement. Harwood International actively seeks acquisition opportunities of office, industrial, retail and multi-family properties to add to our existing portfolio.

Our flexible capital structure allows us to be creative and flexible in our deal structures. The types of projects we consider purchasing include joint ventures, buy-outs of existing partnership positions, projects with developable land sites, lease-up/rollover risk situations and turn around opportunities.

 

Our ability to fund acquisitions with a combination of external and internal investment capital and our experienced 25+ years in-house acquisition team provides Harwood with a distinct advantage over other investors. Harwood is capable of underwriting and closing on transactions in a 45 to 60 day time period.

 

As a result of our acquisition analysis process, Harwood has established an exemplary performance record of closing “qualified” properties that we have placed under contract.

 

What do we consider "qualified"? Listed below are several of the characteristics we presently look for.

 

Type: Underperforming Class A & B office buildings or development opportunities

 

Size: In US markets, 100,000 square feet minimum rentable space, with no maximum size.  In European markets, 30,000 square feet minimum rentable space, with no maximum size

 

ROI: Typically higher risk/return profiles. Considering lower interim returns on value-creation and turnaround opportunities.

 

Timing: Typically 45 to 60 days, but capable of meeting shorter schedule required by sellers.

 

Location: Transaction offices in Dallas, London, and Zurich
