Harwood's opportunistic investments focus on underperforming or undervalued class A or B properties which provide significant value creation opportunities through value add services provided by Harwood in lease up, improved management, capital infusion and/or the repositioning or redeveloping of the property. These properties are acquired with an identified value enhancement strategy and the expectations of a three to seven year hold.

 

Harwood also provide development opportunities for class A commercial or high-rise residential projects located in markets or submarkets appropriate for these respective property types. Through extensive market research, identification and acquisition of superior location, securing land/development entitlements, hands on approach to cost control and Harwood’s impressive track record of award winning design and construction services, create opportunities for successful investment returns in the development and/or subsequent operation of the project. Harwood’s development investments target an investment cycle of 3 to 5 years.

 

Harwood through development and acquisition provides long term stable investment vehicles where the investment focus is on consistent reliable monthly cash flow with the potential for above average capital appreciation. Time horizon for these properties is seven to fifteen years.
